NOT INCLUDED / ADDITIONAL CHARGES
Rates do not include baggage handling, gratuities, telephone, fax or any telegram charges, car rental, food, soft drinks and/or liquor, personal items and expenses, excessive cleaning upon departure (i.e. upholstery or rug shampooing, etc). 

DEPOSITS
Guests are required to make a payment of US$250 Deposit to Kalimche Villas account to protect  the villa owner against any damages, and/or loss of items from the home and to cover payment of items charged to the Kalimche Villas Account. This deposit will be held until all charges are cleared and the account is closed which is usually not  more than three weeks after departure (since the properties have a direct telephone and/or fax line, deposits will be returned to them after deduction of any telephone/fax charges incurred by them). 

RESERVATION AND PAYMENTS
Payment of a 50% Rental Deposit together with the completed Guest Reservation Form must be received by Kalimche Villas before a Confirmation can be  issued. Final payment, consisting of the remaining rental balance, (US$250-500) Deposit must be received by Kalimche Villas at least 45 days prior to guest arrival (or together with the Reservation Form if booked less than 45 days in advance of arrival). Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation. 

CHANGE OF BOOKING
A US$50 administration fee will be charged by Kalimche Villas for any change of booking after a Confirmation has been issued. Acceptance of any change is subject to approval by Kalimche Villas.  

CANCELLATION AND REFUNDS
Partial Cancellation is not possible and no fee will be refunded.  Full Cancellation of a rental;
· 90 days before arrival, will subject to %15 deduction,
· between 90-60 days prior to arrival a deduction of %45 and,
· between 60-30 days prior to arrival %65 deduction,
· will be applied, the rest of the paid fees will be refunded(no cancellation is possible 30 or less prior to arrival). A Cancellation after check-in may result in forfeiture of deposit(s). Full refund of moneys paid for rental and services will be made only under the  following circumstances: 
1.) The villa becomes unfit for habitation and no equivalent substitute can be obtained; 
2.) The villa is re-booked for the period of  the initial booking. If a portion of the rental time is re-booked, a pro-rata refund will be made. All refunds of rental and/or service payments, whether in whole or  pro-rata, will be subject to deduction of a 15% service fee. 

LIABILITY
Kalimche Villas acts as the owners for the villas, who are providing accommodations, transportation and services. Under no circumstances shall Kalimche Villas be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise whatsoever, however caused or incurred whether arising in contract or otherwise in law or equity as a  result of rendering of the services or accommodations as described or substituted and including, without restricting the generality of the foregoing as a result of any delay(s) substitution(s), rescheduling(s), or change(s) in the provision of services or land accommodations by Kalimche Villas or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or  accommodations herein or as substituted. If any accommodations and/or services are substituted, Kalimche Villas at all times will act in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to those originally contracted. Kalimche Villas in their sole and unfettered discretion  reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. Kalimche Villas will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services.
